| چکیده | ||
| The present study aimed to develop an integrated model for evaluating the factors of urban space regeneration with a tourism approach in the city of Marand. The main problem is the lack of an integrated framework that can explain the link between cultural heritage, spatial quality, and economic sustainability in the urban regeneration process. The research method is applied and descriptive-analytical and causal-comparative. Data were collected with a mixed approach: stakeholder attitude analysis with the Q method (45 participants in three groups), AHP hierarchical analysis with 20 experts, and spatial analysis of the road network with spatial syntax indicators (Integration, Choice, Connectivity). Key results: Three attitudinal patterns of heritage-oriented, economic development-oriented, and services/biosphere-oriented explained 84.3% of the variance of attitudes. AHP analysis showed that the "heritage" criterion with a weight of 0.254 has the highest importance. Spatial analysis indicated a strong correlation (r=0.82) between spatial integration and average daily visits.The practical solutions of the research include: (1) developing a strategic document for the cultural regeneration of Marand 1410, (2) creating a cultural corridor "Market to Central Square" as a pedestrian tourism route, (3) empowering the local community and creative businesses through education and financial facilities, (4) designing a multi-criteria evaluation system including social, spatial, and cultural indicators, (5) creating a single institutional structure for coordination between the municipality, the heritage department, and the private sector. These solutions can be pursued at two levels: government managers (budget approval and allocation) and the private sector (investment in creative industries and ecotourism accommodations) | ||
