چکیده | ||
برنامهریزی توسعة شهری همواره با چالشهای جدید در زمینة افزایش پیچیدگیها در محیط تصمیمگیری روبهرو بوده است و این امر ضرورت بهکارگیری روشهای جدید را ایجاد میکند. در این زمینه، برنامهریزی مبتنی بر سناریوسازی بهعنوان رویکردی جدید میتواند به شناسایی و ارائة سناریوهای گوناگون برای تصمیم گیری های مشخص در مدیریت شهری کمککننده باشد. در فرایند توسعة شهری، مقولة تفکیک اراضی همواره از موضوعات بحثبرانگیز در راستای گسترش مناطق شهری بوده و عوامل متعددی در تعیین اندازة مساحت قطعات مورد نظر دخیل بوده است. در پژوهش حاضر، چهار عامل بعد خانوار، سطح درآمد، قیمت زمین و میزان دسترسی به مراکز شهری، متغیرهای مستقل هستند و مساحت زمین نیز متغیر وابسته است. نتایج بررسی اهمیت هریک از متغیرهای مستقل در تبیین متغیر وابسته در رابطة رگرسیون ارائه شده است. منطقة مطالعة موردی شهر سمنان است که تا افق طرح جامع (1405) نیاز به 86 هکتار زمین دارد. فرایند مدلسازی تفکیک زمین در هفت گام انجام شده است. ابزار پایة مورد استفاده برای تقسیمبندی زمین مدلی است که داهال و چو (2014) ارائه کردهاند. با درنظرگرفتن متغیرها و روابط ارائهشده برای تعیین اندازة قطعات تفکیکی، چهار سناریو بهدست آمده است. درنهایت با توجه به ویژگیهای شهر سمنان، سناریوی محتمل که مبتنی است بر اسکان قشر پایین و متوسط درآمدی در ناحیة پیرامونی شهر، انتخاب و نحوة قطعهبندی آن ارائه شد. | ||
